Your property is listed with a professional listing approved by you before it's published on the UK property portals .
Social Media Advertising
Ensuring all marketing avenues are covered with targeted social media ads for your property to capture the attention of active and motivated buyers.
Pre-qualified Buyers
Before viewing your home all potential buyers are pre-qualified to ensure they are financially viable to purchase. I also ask potential buyers to view the 3D walk through and spend time understanding their buying criteria ensuring they are a good match before viewing.
Viewings
As an experienced agent I conduct all home viewings . Viewings are not rushed giving potential buyers plenty of time to view the home and imagine themselves living the lifestyle the home offers. After each viewing I provide you the home owner with detailed feedback and collate viewing feedback to make suggestions for possible changes to achieve that all important sale. I also host Open Houses these being an efficient viewing service showing a property to as many buyers as possible in a set time period often leading to multiple offers .
Viewings Feedback
I like to keep my clients fully informed on feedback from viewings. After each viewing I provide honest ,detailed feedback with suggestions for possible marketing tweaks to achieve that all important sale. I see negative feedback just as important as positive. It provides a chance to change, improve, innovate and ensure we continually make sure your properties marketing is on point.
Offers
Getting the best price is the primary objective for most sellers, but there are other important factors to consider including your buyer’s position. So before accepting an offer I always talk though the different types of buyers and the best ways to deal with their offers. All offers are financially verified and checked to ensure their validity before presentation to my clients.
Key Holding
Selling your home can mean having to be home for viewings , surveys, EPC's, buyers measuring up etc. etc. This service is particularly useful for ensuring your home is viewing ready (includes a pre viewing fluffing service) and is readily accessible during the whole buying process help to keep delays to a minimum.
Communication
One of the added values of dealing with a small independent agent is direct communication . I provide regular updates with a mutually agreed communications plan and I'm with you all the way from the start to the finish of your property journey and beyond.
Sales Progression
Once your property is under offer, I provide a dedicated sales progresso to ensure the sale goes all the way to completion as efficiently as possible .

I therefore take the quality of my marketing seriously and know my limits of expertise. I’m an estate agent not a professional photographer, videographer or drone operator. I therefore work with professionals who are experts in their field so your sale benefits from the best marketing material possible.

Professional detailed plans of your home drawn to Royal Institution of Chartered Surveyors standards allowing buyers to pre-view the property in detail and understand its layout before they've even stepped through the door.
Video Tour
Video tours are like a permanent open house. Potential buyers can access the tour 24/7 from the comfort of thier home or anywhere in the world . Those who take the tour can easily imagine themselves living in the home. When a potential buyer can see a room in 3D and not just a picture, they can easily picture themselves walking down hallways or snuggling up on the living room sofa. A video also helps to ensure in person viewings capture the most interested potential buyers. Marketing wise it also attracts more buyer interest receiving up to 40% more clicks compared to those using standard photographic images. Buyers also appreciate the added versatility of touring a home virtually.

Elevated Aerial Photography: £160.00
This service is best suited to homes sitting on large plots of land or with a number of out buildings. It provides elevated aerial photography using the latest drone photography technology. This captures external views of your property from a stunning higher angle, that would otherwise be out of reach.
Twilight Photography: TBA
Twilight photography is an external image of a property taken at dusk. It's shot at a particular time when the sky’s light is perfectly balanced with the property’s lights.
Visualise your homes potential: Designs from £199.00
If you have a home that has the potential to add value this 3D sketch design /video service will enable buyers to really visualise your homes potential and its hidden value . A basic package to showcase your home includes: (2 x before and after videos - 1 portrait compatible on social media and 1 landscape compatible with Rightmove, 2D before and after floor plans, before and after front and rear externals, a cut section of the each floor and a number of internal 3D images show casing the ‘wow’ factor!) This also includes budgetary costs for the proposed plans. If a buyer likes the plans and wishes to take them forward will your homes purchase they will be invited to view their plans, purchase ‘alternative plans’ and any other add on’s that they wish.
Energy Performance Certificate: (EPC) - £75.00
A up to date EPC is required in the UK before advertising your home for sale. The responsibility for obtaining an Energy Performance Certificate (EPC) is with the seller . EPC’s last for 5 years so it's important to check yours is in date before marketing your home. The seller must pay for the initial EPC inspection and provide the prospective buyer with an EPC prior to entering into a sale agreement. I can arrange a EPC inspection for you. The EPC assessor will visit your property and examine key items such as loft insulation, double glazed windows , etc. A certificate is then issued showing the energy efficiency rating from A-G and environmental carbon dioxide (CO2) emissions with a recommendations for potential improvements.
